Pre-demolition Survey

Required before any refurbishment and/or demolition work is carried out. This type of survey is used to locate and describe, as far as reasonably practicable, all acms in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas.

Asbestos Surveys

A management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect acms in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.

Asbestos Sampling

If you think you’ve found an asbestos containing material, we provide sampling and analysis to confirm what type of asbestos you have and provide a material score to let you understand the risk. We recommend that you don’t take samples yourself if you aren’t suitably trained and qualified despite many of the self service kits available online.

Air Testing

Reassurance air testing is often used when people are concerned that asbestos has been disturbed and there may be a risk of exposure. The air testing confirms the number of asbestos fibres that are airborne and provides details on the likelihood of any asbestos exposure to those that have been or will be bear the affected area

Asbestos Duty Holders

Every site has a legal duty to manage asbestos if the material is present. a duty holder is the person or organisation that is responsible for on-site asbestos management. they are responsible for meeting regulations under asbestos law in their premises.

Who is the duty holder?

In many cases, the duty holder will be made clear an explicit agreement such as a tenancy agreement or contract. The extent of the duty will depend on the nature of that agreement.

In a building occupied by one leaseholder, the agreement might be for either the owner or leaseholder to take on the full duty for the whole building; or they might share the duty. In a multi-occupied building, the agreement might be that the owner takes on the full duty for the whole building.

Or, it might be that the duty is shared. For example, the owner takes responsibility for the common parts while the leaseholders take responsibility for the parts they occupy. Sometimes, there might even be an agreement to pass the responsibilities to a managing agent.

In some cases, there may be no tenancy agreement or contract. If one is in place, it also may not specify who has responsibility for the maintenance or repair of the non-domestic parts of the building. In these cases, or where the premises are unoccupied, the duty is placed on whoever has control of all, or part of, the premises. Often, this will be the owner.

What Must Dutyholders Do?

It is the responsibility of the duty holder to ensure that any asbestos on the premises is well managed and doesn’t present a threat. remember, asbestos is only dangerous if it is damaged and the fibres are released into the atmosphere. the duty holder must ensure asbestos risk stays low. to comply with your duty to manage asbestos, the duty holder should:
